Yenimahalle is one of the six neighbourhoods covered by the Küçükçekmece Centre zoning plan — alongside Cennet, Cumhuriyet, Fevzi Çakmak, Kanarya and Sultanmurat.
It is also among the least discussed in the district, because its sale-listing market is thin. The purpose of this page is to set out plainly what the available data does — and does not — allow us to say.
What we have
| Yenimahalle | District average | |
|---|---|---|
| Sale per m² | insufficient listing volume | ₺59,109 |
| Rent per m² | ~₺415 | ₺449 |
| Population | 19,408 | — |
| Area | not in the source | — |
| Density | not computable | — |
Two cells are empty and both deliberately. The TÜİK compilation we use does not give an area figure, and we would rather leave the cell blank than estimate a number we do not have. A sale average from a handful of listings would be fragile.
What the rent figure says
The strongest signal we have is rent per square metre: ~₺415, only 8% below the district average of ₺449.
Compare it with its neighbours inside the same zoning plan:
| Neighbourhood | Rent /m² |
|---|---|
| Fevzi Çakmak | ~₺441 |
| Yenimahalle | ~₺415 |
| Sultanmurat | ~₺402 |
| Cennet | ~₺403 |
| Cumhuriyet | ~₺368 |
| Kanarya | ~₺310 |
Yenimahalle ranks second on rent among the plan's six neighbourhoods — a concrete indication of strong tenant demand.
Without comparable sale data we cannot compute a gross yield, and we do not estimate one. But rental strength alone supports an investment case: what a tenant will pay speaks more honestly about a neighbourhood's day-to-day liveability than listing copy does.
Inside the zoning plan
The Centre plan defines a framework for the plots here — floor area ratios, storey limits, road and amenity decisions. It does not mean every building will be redeveloped.
What a plot faces is read from three documents:
- The block-and-parcel record — zoning status, floor area ratio, storeys
- The building permit date — which seismic code applied
- The risk assessment report — if one exists, and where it stands
Those searches carry extra weight in Yenimahalle: with little comparable sale evidence, the documents are the most reliable route to judging whether a price is right. We pull all three for every Yenimahalle property in our portfolio.
Searching a thin market
Trawling the portals here is inefficient; the flat you want is usually not on the market.
What works is describing your requirements in advance — room count, floor, aspect, budget range — so you hear first when something matching reaches our portfolio.
One spelling note: listings use both "Yenimahalle" and "Yeni Mahalle". Search both; a buyer who searches only one spelling never sees part of the market.
Transport
Yenimahalle has no metrobüs stop of its own. The nearest are Cennet Mahallesi on the E-5 and Küçükçekmece to the west. The Marmaray's Küçükçekmece station is reached by bus. The M9 does not run through the neighbourhood.
Who is this neighbourhood right for?
Investors buying a renewal expectation. The plan scope is real, and the rental side ranks second among the plan's six neighbourhoods.
Landlords. Rental strength is a good signal — but the yield has to be worked out property by property.
Buyers who decide by comparison. A difficult neighbourhood: little data, few reference points. It takes patience and documents.
Buyers in a hurry. Not the right neighbourhood.
