Küçükçekmece property guides
The questions worth answering before you decide. Not generic advice — the situations we actually meet in Küçükçekmece, with sources.
Specialist topics
Floor area ratio, ground coverage, setbacks and conservation status — five items that decide what a plot is really worth. None can be read from a listing; all come on documents.
One takes on the risk and enlarges the return; the other sells the risk and secures today. The right choice depends not on the property's value but on your cash needs and risk tolerance.
Commercial rent carries withholding and no exemption; termination rules work differently; and a shop's value is set by footfall, not floor area. Approaching it with residential habits is expensive.
USD 400,000 for citizenship, a raised value threshold for residence permits, and the part nobody wants to tell you — Küçükçekmece is among the districts closed to new residence applications.
Urban renewal
The Küçükçekmece Centre zoning plan covers six neighbourhoods. They are not in the same position — price, rent and density data show which ones sell an expectation and which sell today's yield.
"Equivalent flat", unsecured obligations, assignment rights and a late penalty too small to deter — what makes these contracts bad is usually what they leave out.
Which neighbourhoods are actually inside the plans, what "inside the scope" really means, how the process runs, and the two costs buyers consistently leave out. Sourced, and naming names.
Who can apply, who pays, what happens when the report is positive, how to object, and why the process usually stalls for human rather than technical reasons.
Legislation and calendar
DASK is compulsory but not sufficient on its own: it covers the building, not your contents. A new tariff effective 1 January 2026 raised the maximum cover to ₺2,095,462.
Because Küçükçekmece sits inside metropolitan boundaries, the residential rate is 0.2% rather than 0.1%. Instalments fall due 31 May and 30 November. Who owes it in the year of a sale is the most skipped question.
The legal cap is the 12-month average CPI — not annual inflation, not monthly inflation. Confusing those three figures is the commonest cause of landlord-tenant disputes.
The residential exemption for income earned in 2026 is ₺58,000. Filing runs 1–31 March, with payment in two instalments in March and July. Whether to use the flat-rate or actual-expense method depends on your mortgage.
Process guides
Twenty questions across title, structure, building management, surroundings and finance that must be answered on documents before you sign. None of them is optional.
How many months a deposit may be, how it must be held, when it can be withheld; what a tenancy agreement should contain, and what an eviction undertaking actually means.
The appraisal is where buyers are most often caught unprepared. If the valuation comes in below the sale price you cover the difference in cash — and learning that after signing is expensive.
The process from appointment to registration, who actually pays the deed fee, the revolving-fund charge, and why understating the sale price is expensive.
Investment and prices
2.5 million m², 891,000 m² of housing and business space, around 28,736 new residents. The numbers are large — but the effect on prices is less one-directional than it looks.
All twenty-one neighbourhoods in one table — sale and rent per square metre, gross yield and population density. And why "better value" has no single answer.
Gross yield is easy and misleading. Deduct service charges, tax, voids and maintenance and the ranking changes — and the payback period runs longer than most investors assume.
Data across Küçükçekmece's 21 neighbourhoods shows transport investment lifting rents faster than sale prices. That lag is a readable signal for an investor.
