Küçükçekmece's most expensive neighbourhood per square metre. Its planned, gated-estate fabric is structurally unlike the rest of the district — and that, not fashion, is where the price gap comes from.

Atakent shares a district with the rest of Küçükçekmece but not a market. As of July 2026 apartments sell at roughly ₺93,200/m² against a district average of ₺59,109/m². That 58% gap is not fashion; it is structural.

Where the difference comes from: planning, not plots

Most of Küçükçekmece was built plot by plot, each block independent of the next. Parking is solved on the street, green space depends on what the neighbouring owner chose to do, and building management means a caretaker.

Atakent was not built that way. The neighbourhood sits on housing-estate phases and the private projects that followed them: gated blocks with their own parking, their own landscaping and professional management. Manolya Evleri holds 1,480 homes across 26 blocks; Orkide Sitesi holds 588 across 10. Scale is what makes that infrastructure sustainable.

The premium per square metre is for the arrangement, not the walls.

How to read an Atakent listing: the estate, not the neighbourhood

Nowhere else in the district is "what are prices doing in this neighbourhood" a less useful question. In Atakent the estate name is what decides.

Two estates in the same neighbourhood routinely differ by 20% per square metre, and the gap comes from three things:

  1. Build year and phase. Early TOKİ phases and post-2010 private projects differ in build quality and in how the flats are laid out.
  2. Leisure facilities. A pool, a gym and covered parking raise the price and the service charge together.
  3. Block position. A block facing the main road and one facing the inner garden price differently at identical floor area.

So our Atakent listings name the estate, the block aspect and the service charge. "Atakent 3+1" on its own is not information.

Service charges: the line nobody puts in the advert

The most commonly skipped part of an Atakent budget is the monthly charge. On an estate with security, landscaping, covered parking and leisure facilities it can be several times that of a comparable flat in Sefaköy.

That means different things to two kinds of buyer:

  • If you are going to live there, the charge buys a service: no parking problem, no security worry, no maintenance to organise.
  • If you are investing, it comes straight off the return. A flat with an attractive gross rent can end up behind one in a cheaper neighbourhood once the charge is netted off.

We give you the current charge and its three-year trend in writing before a viewing. A yield calculated without it is not a yield.

Transport: the Halkalı junction

Atakent's transport strength comes from what converges at Halkalı.

Marmaray B1 terminates at Halkalı on the European side; the district's other stations are Mustafa Kemal and Küçükçekmece.

The M11 metro's Halkalı extension opened in June 2026. For Atakent residents that means a direct rail link to İstanbul Airport; the full Gayrettepe–Halkalı run takes 57 minutes. The connection is very new and prices have not fully absorbed it — it is the most concrete basis there is for a medium-term growth expectation here.

The M9 Ataköy–Olimpiyat line's stations inside Küçükçekmece are Halkalı Caddesi, Atatürk Mahallesi and Bahariye. The 26-minute line interchanges with the metrobüs and M1A at Yenibosna and with the M11 at Olimpiyat.

Who is this neighbourhood right for?

Families with children. Atakent is one of the few places in Küçükçekmece where estate living genuinely works. Watching a child play in the garden from your own window is not something most of the district can sell you.

Investors. The rental side is the district's strongest — around ₺529/m² in July 2026, the highest here. But entry prices are the highest too, so the gross yield can land below that of cheaper neighbourhoods. Do not decide before the number has been worked out for the specific property.

Buyers who want newer stock. Building age is well below the district average, which puts you on much firmer ground on seismic code and construction supervision than Sefaköy or Cennet would.
