Property for Sale and Rent in Sefaköy

Sefaköy is not a neighbourhood but a quarter covering ten of them. Prices, building age and transport differ sharply between those ten — this page explains which one fits what you are looking for.

Almost everyone searching for a home in Sefaköy starts from the same wrong assumption: that Sefaköy is a neighbourhood. It is not. Sefaköy is a quarter covering ten neighbourhoods of Küçükçekmece — Beşyol, Fevzi Çakmak, Gültepe, İnönü, Kartaltepe, Kemalpaşa, Söğütlüçeşme, Sultanmurat, Tevfikbey and Yeşilova. No title deed, address record or municipal document says "Sefaköy"; each names one of those ten.

The distinction matters in practice. Two flats both advertised as "Sefaköy 2+1" can differ by more than 30% per square metre, because one is in Kartaltepe within walking distance of the metrobüs and the other is at the quarter's western edge in Beşyol. There is no single correct answer to "what are prices doing in Sefaköy".

The ten neighbourhoods, and what each is like

Splitting the quarter into three belts makes searching far easier.

The E-5 corridor — Kartaltepe, Fevzi Çakmak, Tevfikbey. The commercial and densest part. Mixed-use buildings dominate: shops at street level, flats above. Metrobüs and bus links are strongest here; noise and parking are the two complaints buyers raise most often. Time-to-let runs below the district average, which is why investors look here first.

The centre — İnönü, Kemalpaşa, Söğütlüçeşme, Sultanmurat. Quieter side streets, stock mostly post-1990. Walking distance to schools, the street market and the health centre is the real strength here, and this is where family buyers usually land.

The western edge — Beşyol, Yeşilova, Gültepe. Closest to Florya and to Lake Küçükçekmece. Beşyol is among the lowest priced per square metre in the quarter, yet it rose 51.7% over the past year (July 2026, Emlakjet). A jump like that usually signals one thing: a low base with demand arriving from outside.

Transport: what is genuinely within walking distance

Transport claims about Sefaköy are easy to overstate, so here are the specifics.

Metrobüs. Küçükçekmece has five metrobüs stops, running west to east: Küçükçekmece, Cennet Mahallesi, Florya, Beşyol, Sefaköy. Two of them are inside the quarter. Direct access to Zincirlikuyu without changing is what holds up rental demand across this whole area.

M9 Ataköy–Olimpiyat metro. Fourteen stations over 17.2 km, 26 minutes end to end. The stations inside Küçükçekmece are Halkalı Caddesi, Atatürk Mahallesi and Bahariye — meaning the M9 does not run through Sefaköy; you reach it by changing from the metrobüs at Yenibosna. We say this plainly because listing copy in this quarter routinely stretches "next to the metro" past what is true.

Marmaray B1. The district's stations are Halkalı (terminus), Mustafa Kemal and Küçükçekmece. From Sefaköy you reach Küçükçekmece station by bus or minibus; it is not a walk.

The airport. In June 2026 the M11 metro line's Halkalı extension opened. From Sefaköy you can now reach İstanbul Airport by way of Halkalı and the M11 — a new item in the quarter's transport equation that prices have not fully absorbed yet.

Building stock and renewal expectations

Most of Sefaköy is 1980–2000 stock. That cuts two ways: entry prices are lower than in newer areas such as Atakent, and a building-level structural assessment is not optional.

The Küçükçekmece Centre zoning plan covers Cennet, Cumhuriyet, Fevzi Çakmak, Kanarya, Sultanmurat and Yenimahalle. Of Sefaköy's neighbourhoods, Fevzi Çakmak and Sultanmurat fall inside that scope and the rest do not. So the answer to "is there renewal in Sefaköy" depends on which street you are standing on.

What a plot actually faces becomes clear only from the block-and-parcel record, the building permit date and — where one exists — the risk assessment report. We pull all three before a property enters our portfolio, and we do not describe anything as "due for renewal" that we have not checked.

Who is this quarter right for?

First-time buyers. Sefaköy is among the most affordable areas with a no-change connection to central İstanbul. If you can live with the building age, the same budget buys noticeably more floor area.

Investors. The yield case is strong: metrobüs proximity shortens void periods. The capital-growth case depends on renewal decisions whose timing nobody can promise. When a property is pitched as delivering both at once, look at it twice.

Families. The central neighbourhoods — İnönü, Kemalpaşa, Söğütlüçeşme — are markedly more liveable than the E-5 corridor for schools and daily errands.

How close is Sefaköy to the metrobüs?
Sefaköy has a metrobüs stop of its own, and Beşyol stop sits at the quarter's western edge. The district's five stops run, west to east — Küçükçekmece, Cennet Mahallesi, Florya, Beşyol, Sefaköy. Walking distance to a stop is the single factor that most visibly moves the price of an otherwise identical square metre.
Is there urban renewal in Sefaköy?
The centre and east are largely 1980–2000 building stock and plot-by-plot renewal is under way. The Küçükçekmece Centre zoning plan covers Cennet, Cumhuriyet, Fevzi Çakmak, Kanarya, Sultanmurat and Yenimahalle — so part of Sefaköy falls inside it and part does not. Which part of Sefaköy makes sense as an investment?
For rental yield, Kartaltepe and Fevzi Çakmak let fastest thanks to the metrobüs and E-5. For capital growth, plots with a renewal expectation are the better bet, but they carry timing risk. The two rarely meet in the same property, and we will not shortlist anything before you have told us which one you are optimising for.
