Gültepe is one of the Sefaköy neighbourhoods where the rental side is stronger than the sale side. That is an important distinction for an investor, and one a quick glance at neighbourhood averages misses.
The numbers
| Gültepe | District average | Gap | |
|---|---|---|---|
| Sale per m² | ~₺56,200 | ₺59,109 | 5% below |
| Rent per m² | ~₺420 | ₺449 | 7% below |
| Year-on-year | 44.6% | — | — |
| Gross yield | ~9.0% | ~9.1% | — |
| Population | 30,092 | — | — |
| Area | 0.67 km² | — | — |
| Density | ~44,900 /km² | — | — |
Gültepe is among the neighbourhoods closest to the district average on both sale and rent. Which means there are no price surprises here — if you know the district average, you know Gültepe.
Absolute rent, or the ratio?
Two things are often conflated in an investment decision, and Gültepe is a good illustration of the difference.
The gross yield ratio tells you how efficiently your capital is working. Absolute rental income tells you what reaches your account each month.
Compare Gültepe with its neighbour Söğütlüçeşme:
| Gültepe | Söğütlüçeşme | |
|---|---|---|
| Sale per m² | ₺56,200 | ₺46,100 |
| Rent per m² | ₺420 | ₺371 |
| Gross yield | ~9.0% | ~9.7% |
Söğütlüçeşme is better on the ratio. But on a 100 m² flat, monthly rent is roughly ₺42,000 in Gültepe against roughly ₺37,100 in Söğütlüçeşme.
Which is right? It depends on your question. With a fixed amount of capital and efficiency as the goal, the ratio; with a target monthly income, the absolute rent. We do not shortlist properties before that conversation.
Density: fourth in the quarter
30,092 people fit into 0.67 km²: roughly 44,900 people/km², the Sefaköy quarter's fourth densest after Yeşilova (56,900), Sultanmurat (53,000) and Kemalpaşa (45,800).
At that density, expect:
- Parking solved on the street, tight in the evenings.
- Buildings close together; light can be a problem on lower floors.
- Green space at neighbourhood scale.
- Daily needs within walking distance — density's compensation, and one of the things holding rental demand up.
44.6% in a year
The past year's rise is above the district average. Not as sharp as İnönü (59.5%) or Kartaltepe (53.0%), but a clear move nonetheless.
After a rise of that size, one rule applies: do not assume the pace continues. Today's Gültepe price already contains the move, and there is no new metro, zoning plan or large-scale development expectation in the neighbourhood.
One warning: name confusion
Several İstanbul districts have a neighbourhood called Gültepe. Always include the district name when searching; looking at listings from the wrong district is a common waste of time here.
Transport
Gültepe has no metrobüs stop of its own; the quarter's main connection is Sefaköy, with Beşyol to the west. The M9 does not run through the neighbourhood; you change from the metrobüs at Yenibosna.
Who is this neighbourhood right for?
Investors targeting absolute rental income. One of the strongest rental neighbourhoods in the Sefaköy quarter.
Investors maximising the ratio. Neighbouring Söğütlüçeşme suits better.
Buyers new to the district. A reference point close to the district average on both sale and rent.
Families for whom parking is the priority. Tevfikbey or Kartaltepe will be more comfortable.
