Kemalpaşa is one of the Sefaköy quarter's smallest neighbourhoods by area: 14,667 people in 0.32 km². Those two figures determine almost everything worth knowing about it — its density, its listing volume, and how you should search.

Why we publish no sale figure
You will not find a price per square metre for Kemalpaşa on this page, and the reason is a matter of technical honesty.
An average computed from a handful of listings is fragile. In a neighbourhood with five listings, one luxury flat or one basement unit can move the average by 20–30%. Publishing such a figure gives the reader a sense of precision that does not exist — and a buyer who negotiates on that precision loses.
Here is how we establish what a Kemalpaşa property is worth:
- The neighbouring range. Söğütlüçeşme (
₺46,100) and Gültepe (₺56,200) define a band. - Building-level comparables. Nearby sales of similar age and layout.
- An appraisal. Required anyway if you are borrowing; obtainable if not.
Where those three intersect is far more reliable than any neighbourhood average.
0.32 km²: small area, high density
The population of 14,667 is below the district average — but the area is only 0.32 km². The result is roughly 45,800 people/km², one of the district's five densest.
At that density expect what Sefaköy's other tight neighbourhoods offer: parking on the street, buildings close together, light problems on lower floors, green space at neighbourhood scale. In return, everything is within walking distance.
When viewing here, the floor and aspect question matters more than the floor area and the price. Two flats in the same block can be genuinely different places to live, and a listing photograph will not show it.
How to search a thin market
Trawling the portals in Kemalpaşa is inefficient, for a simple reason: the flat you want usually is not on the market, and when it appears it moves quickly.
What works here is not waiting but describing:
- Room count and floor-area range
- Floor preference (and the lowest you would accept)
- Aspect preference
- Budget range and how much flex there is
- A minimum on building age
Tell us those and you will hear first when a matching Kemalpaşa property reaches our portfolio. In a thin market the advantage comes not from searching faster but from being told sooner.
One warning: name confusion
Several İstanbul districts have a neighbourhood called Kemalpaşa. Always include the district name when searching portals.
Transport
Kemalpaşa has no metrobüs stop of its own; the quarter's main connection is Sefaköy, with Beşyol to the west. The M9 does not run through the neighbourhood; you change from the metrobüs at Yenibosna.
Who is this neighbourhood right for?
Buyers looking for value inside Sefaköy. The low rent level suggests a similar band on the sale side — but that has to be confirmed property by property.
People who do not drive. Everything within walking distance.
Buyers in a hurry. Not the right neighbourhood; a thin market demands patience.
Families with a car. Tevfikbey or Söğütlüçeşme will be more comfortable.
