In Küçükçekmece a high rental yield usually comes at a price: either very old stock (Atatürk, Mehmet Akif) or very high density (Yeşilova, Sultanmurat).
Söğütlüçeşme resolves that dilemma with the fewest compromises.
The numbers
| Söğütlüçeşme | District average | |
|---|---|---|
| Sale per m² | ~₺46,100 | ₺59,109 |
| Rent per m² | ~₺371 | ₺449 |
| Year-on-year | 42.5% | — |
| Gross yield | ~9.7% | ~9.1% |
| Population | 33,233 | — |
| Area | 0.98 km² | — |
| Density | ~33,900 /km² | — |
Where the yield comes from
The sale price sits 22% below the district average while rents are only 17% below. The gap between those two discounts is what lifts the gross yield to 9.7% — into the district's top four.
Rent has not fallen as far as price because of where the neighbourhood is: Söğütlüçeşme lies inside the Sefaköy quarter and is tied to the Sefaköy metrobüs stop. Direct access to Zincirlikuyu is on its own a reason for a tenant to decide, and it holds rents up.
The four high-yield neighbourhoods: what each one costs you
Put the district's four highest gross ratios side by side and each turns out to charge a different price:
| Neighbourhood | Gross yield | What it costs |
|---|---|---|
| Atatürk | ~12.2% | Stock older than the district average |
| Sultanmurat | ~10.0% | Density ~53,000 /km² |
| Söğütlüçeşme | ~9.7% | Density ~33,900 — mid-quarter |
| Yeşilova | ~9.7% | Density ~56,900 /km² |
Söğütlüçeşme and Yeşilova deliver the same yield. But Yeşilova is 68% denser. The price you pay for the same ratio is not the same.
That comparison cannot be read from listings — and it is one of the observations that most changes which neighbourhood you should choose.
Density: mid-quarter
33,233 people across 0.98 km²: roughly 33,900 people/km², right in the middle of the Sefaköy quarter's ten neighbourhoods.
In practice:
- Parking is a constraint, but not on Yeşilova's scale. Street parking fills in the evenings; covered parking is uncommon but not absent.
- Building spacing is middling. Lower floors suffer for light, though less sharply than in Sultanmurat. Floor and aspect still matter — just less decisively.
- Daily needs are walkable. That is what density buys you.
42.5% in a year: what it says
The past year's rise is above the district average but not as sharp as İnönü (59.5%), Kartaltepe (53.0%) or Beşyol (51.7%).
A rise of that size usually reflects a base that had stayed low, and it stops at some point. Today's price in Söğütlüçeşme already contains part of that catch-up. A third wave would need a new reason — and there is currently no metro, zoning plan or large-scale development expectation here.
That is not a deficiency but a definition: Söğütlüçeşme's case is not expectation, it is today's yield.
Transport
Söğütlüçeşme has no metrobüs stop of its own; the quarter's main connection is Sefaköy, with Beşyol to the west. The M9 does not run through the neighbourhood; you change from the metrobüs at Yenibosna.
Who is this neighbourhood right for?
Yield-focused investors. The district's best yield-to-density balance — the rare point where you can take a high ratio without paying for extreme crowding.
First-time buyers on a limited budget. An entry price well below the average, inside the Sefaköy quarter and tied to the metrobüs.
Buyers wanting an expectation to bet on. Not the right neighbourhood; there is no zoning plan or metro expectation here. Look at Cennet, Cumhuriyet or Halkalı Merkez.
Families for whom parking is the priority. Tevfikbey will be more comfortable.
