If there is one number to know about İnönü Mahallesi it is 59.5%: the rise in price per square metre over the year to July 2026. That is the highest of Küçükçekmece's twenty-one neighbourhoods.
The second number is 73,048, its population. After Atakent and Halkalı Merkez, İnönü is the district's third most populous neighbourhood — and the largest in the Sefaköy quarter.
The numbers
| İnönü | District average | |
|---|---|---|
| Sale per m² | ~₺60,100 | ₺59,109 |
| Rent per m² | ~₺438 | ₺449 |
| Year-on-year | 59.5% (district's highest) | — |
| Gross yield | ~8.7% | ~9.1% |
| Population | 73,048 | — |
| Density | ~38,900 /km² | — |
Price and rent both sit right around the district average. The only unusual column is annual change.
What 59.5% is telling you
A neighbourhood rising that far above the district average in one year usually has two causes, and both appear to apply here.
A base effect. İnönü sat well below the district average a year ago. Catch-up moves are sharpest in neighbourhoods starting from a low base. They stop at some point — and the people buying when they stop are the ones who assumed the rise would continue.
The reserve-area reports. Preparation for reserve-area status has been reported in the Fatih centre and İnönü neighbourhoods. News of that kind reaches prices before construction starts, and often before the details are settled.
Separating the two matters for a buyer:
- A base effect is a closed gap; it does not repeat.
- A reserve area is an open-ended expectation; it may be realised or delayed.
The price per square metre you pay in İnönü today contains both. A third wave of increases would need a new reason.
What a reserve area is
A reserve area is land set aside for use in the urban-renewal process — a planning status defining where residents of redeveloping areas may be housed, temporarily or permanently.
A neighbourhood being mentioned in reserve-area preparation does not mean the whole neighbourhood is a reserve area. Whether a specific plot falls inside it is determined only by the block-and-parcel record.
If a listing says "in the reserve area", there is one question to ask: which block, which parcel? If the answer does not come with a document, the phrase is marketing rather than information. We pull the record for every İnönü property in our portfolio.
The investor's side of being populous
At 73,048 residents this is the Sefaköy quarter's largest neighbourhood. For an investor that means depth of demand: a wide, continuously renewing tenant pool keeps a market-priced flat from sitting empty.
Gross yield of roughly 8.7% sits just below the district average of 9.1%. But in İnönü the value of the yield lies less in its size than in its steadiness: population depth and metrobüs proximity together hold void risk below the district average.
Density is around 38,900 people/km²; set expectations about parking and green space accordingly.
Transport
İnönü sits in the part of the Sefaköy quarter near the metrobüs corridor. The nearest stops are Sefaköy and, to the west, Beşyol. The M9 does not run through the neighbourhood; you change from the metrobüs at Yenibosna.
Who is this neighbourhood right for?
Investors wanting steady demand. The deepest tenant pool in the Sefaköy quarter.
Buyers on a reserve-area expectation. The reports are real, but should not be priced in until confirmed at plot level. And remember: part of that expectation is already inside the 59.5%.
Short-horizon buyers. Take care. You would be entering the district's fastest riser after the jump.
Families. Strong on schools and daily needs; parking and green space limited by the density.
