Kartaltepe is the centre of the Sefaköy quarter, and statistically the first neighbourhood investors look at in Küçükçekmece. One table shows why.
The numbers, and why investors start here
As of July 2026:
| Kartaltepe | Atakent | District average | |
|---|---|---|---|
| Sale per m² | ~₺68,300 | ~₺93,200 | ₺59,109 |
| Rent per m² | ~₺512 | ~₺529 | ₺449 |
| Year-on-year (sale) | 53.0% | 21.7% | — |
The real information is in how the second and third rows combine: Kartaltepe's rent per square metre is close to Atakent's, while its purchase price per square metre is far below. Capturing nearly the same rent for less capital makes that capital work harder.
But do not overstate the bare ratio. Gross yield — rent × 12 ÷ purchase price — comes out at roughly 9.0% in Kartaltepe against a district average of 9.1%. On ratio alone, Kartaltepe is average. Higher ratios exist in the district, led by Atatürk (~12.2%) and Sultanmurat (~10.0%) — but those come with older stock and a narrower tenant pool.
Kartaltepe's real advantage is not the size of the ratio but its quality: one of the widest tenant pools in the district, short void periods, and demand anchored to the metrobüs and therefore comparatively resilient. A high but fragile yield and an average but steady one are not the same thing.
The third row also carries a warning. A 53% annual rise is among the fastest moves in the district. If you are buying after a jump like that, do not assume the same pace continues.
The E-5 and the metrobüs: one source for both the strength and the problem
The E-5 runs through Kartaltepe. The Sefaköy metrobüs stop is the neighbourhood's main connection, and the Belediye Caddesi and Sefaköy Merkez bus stops carry the daily traffic.
Which means the strength and the weakness come from the same place.
The strength. Direct access to Zincirlikuyu without changing; a wide tenant pool; void periods below the district average. For a tenant who commutes by metrobüs, Kartaltepe is one of the easiest choices in Küçükçekmece.
The weakness. Noise and parking on arterial frontages are the two complaints buyers raise most. A flat facing the E-5 and one three streets back are different lives at the same floor area, and they price differently.
The M9 does not run through the neighbourhood. You reach it by changing from the metrobüs at Yenibosna. Read "close to the metro" carefully in listings here.
Building stock: mixed use, and what it implies
The dominant fabric is mixed-use: shops at street level, flats above, mostly built between 1980 and 2000.
Three practical consequences:
- Low entry prices. The same budget buys noticeably more floor area than in a planned area such as Atakent.
- Building-level assessment is essential. The permit year determines which seismic code applied. You cannot read that off a neighbourhood average.
- Commercial ground floors. Service charges and shared-cost allocation work differently in mixed blocks; the management agreement needs reading before purchase.
We pull the permit year, any risk assessment and the management agreement for every Kartaltepe property in our portfolio.
Working out the yield: the average is not enough
Kartaltepe's yield case is real, but not decidable from a neighbourhood average. Four things move the number inside the same neighbourhood:
- Aspect. A flat facing the E-5 lets faster at a lower rent; an inner street lets slower at a higher one.
- Floor. Ground and basement flats take a visible discount here.
- Building age. A 1985 block and a 2005 block differ in both rent achieved and maintenance cost.
- Service charges. In mixed-use blocks these can run higher than expected.
We work all four out and give you the gross and net yield in writing before a viewing. "Yields are good in Kartaltepe" is not an investment case.
Who is this neighbourhood right for?
Yield-focused investors. The most consistent neighbourhood in the district. On the bare ratio it is average; once void periods and the breadth of the tenant pool are counted, realised return can beat neighbourhoods that look better on paper.
Metrobüs commuters. One of the most practical addresses in Küçükçekmece.
Families. The streets set back from the arterial, bordering Sefaköy's central neighbourhoods, are markedly more liveable. We do not recommend E-5 frontages to family buyers.
