Two numbers explain Beşyol. As of July 2026, apartments sell at ₺51,600/m² — below the district average of ₺59,109. Over the same year prices rose 51.7%, among the highest in the district.

Cheap, and rising fast. That combination usually has one explanation: a base that stayed low while demand arrived from outside.

The university: the single largest source of demand

İstanbul Aydın University's Florya (Halit Aydın) campus is at İnönü Caddesi No. 38, Beşyol Mahallesi — inside the neighbourhood itself.

That gives Beşyol something no other neighbourhood in Küçükçekmece has: a steady, self-renewing tenant pool. A new cohort arrives every year as another graduates. Demand here is less sensitive to economic swings than elsewhere in the district.

But student lettings have their own rhythm, and a yield calculated without it will mislead you.

Seasonality. Flats fill quickly in September and October. Void risk rises markedly between June and August. Annual occupancy is not the monthly rent multiplied by twelve.

Unit type. Student demand concentrates in 1+1 and 2+1 flats. Anything 3+1 and above falls outside that pool and competes for family tenants instead.

Wear. Turnaround costs are higher with student tenants. Budget for more frequent redecoration and replacement of appliances and furniture.

Transport: a metrobüs stop of its own

Beşyol has a metrobüs stop carrying its own name. The district's five stops run west to east: Küçükçekmece, Cennet Mahallesi, Florya, Beşyol, Sefaköy — so Beşyol sits between Florya and Sefaköy.

That position gives two things: direct access to Zincirlikuyu without changing, and proximity to coastal Florya. The second needs reading correctly. In Beşyol you do not pay Florya prices. Coastal Florya is a separate market; Beşyol sells you nearness to it, not the thing itself.

The Marmaray's Küçükçekmece station is reached by bus; it is not a walk.

Building stock, and why prices stayed low

Two reasons Beşyol sits below the district average:

  1. Comparatively old stock. Most of the neighbourhood dates from the same period as Sefaköy's general fabric. A permit-year check at building level is essential.
  2. Western edge. It is further out than Sefaköy's commercial core in Kartaltepe, with lower daily footfall.

Both are fixable disadvantages — the first through renewal, the second through the area developing. That expectation is precisely what sits underneath the 51.7% annual rise.

Even so: if you are buying in the middle of a catch-up move, do not assume the move continues. Today's price already contains part of the expectation.

Student-let investors. The most coherent address in Küçükçekmece for it — provided the seasonality is in the numbers.

First-time buyers. Among the lowest entry prices in the district, with a metrobüs stop inside the neighbourhood.
