Halkalı is the transport junction of Küçükçekmece. The Marmaray's European terminus is here; the M11 extension that opened in June 2026 gave it a direct rail link to İstanbul Airport; and around 2.5 million m² of former military land has been rezoned for housing and commerce.
All three landed in the same decade. That is what separates Halkalı Merkez from the rest of the district: what sets prices here is not today's building stock but the expectation attached to the next ten years.
Transport: the busiest interchange in the district
Marmaray B1. Halkalı is the line's European terminus. The district's other stations are Mustafa Kemal and Küçükçekmece. The Marmaray connects Halkalı to Yenikapı, Sirkeci and the Asian side without a change.
M11 — the airport link. The Halkalı extension of the M11 Gayrettepe–İstanbul Airport line entered service on 19–20 June 2026. Two of its stations sit inside the district: Halkalı and Halkalı Stadı. The full Gayrettepe– Halkalı run takes 57 minutes.
This is the neighbourhood's newest transport asset and its effect on prices has not settled. A direct rail link to the airport changes demand on both the foreign-buyer and the short-let side.
M9 Ataköy–Olimpiyat. Its stations in the district are Halkalı Caddesi, Atatürk Mahallesi and Bahariye. The 14-station line runs 26 minutes end to end, interchanging with the M11 at Olimpiyat and with the metrobüs and M1A at Yenibosna.
The military-land decision, in numbers
Approximately 2.5 million m² of military land in Halkalı has been opened to residential and commercial use by a zoning-plan amendment. The plan provides for:
- 891,000 m² of housing and business space
- total construction area above 1.39 million m²
- roughly 28,736 new residents
The price effect of development at that scale is not one-directional, and it is worth saying so plainly. New infrastructure, retail and amenities make an area more attractive; the housing supply arriving alongside them can push prices the other way. Local mukhtars have also objected publicly to the density and asked for disaster assembly areas instead.
We do not market a property on the line that "military land has been rezoned, so prices will fly". The decision is real; what it produces depends on phasing and timing.
What the price table says
As of July 2026, apartment sales in Halkalı Merkez run at ₺61,900/m², up 28% over the year, against a district average of ₺59,109/m². So Halkalı Merkez sits just above the average.
Given the transport on offer, that figure is low. The reason is mixed stock: a 1995 block and a 2018 development can stand side by side on the same street, and a per-square-metre average hides exactly that.
The practical consequence: in Halkalı Merkez you do not decide from the average. You decide building by building — permit year, construction supervision record, and the real walking distance to a station.
Rents run about ₺431/m², below Atakent (₺529) and Kartaltepe (₺512), above Cennet (₺403).
Who is this neighbourhood right for?
Transport-led investors. The strongest position in the district. Marmaray, M11 and M9 converge at few points anywhere in İstanbul. The tenant pool is wide: airport staff, commuters using the Marmaray, students.
Foreign buyers. The direct rail link to the airport has made this the easiest part of Küçükçekmece to explain to someone arriving from abroad.
Long-horizon buyers. The military-land development is an opportunity that needs a ten-year view. If you plan to sell inside three years, do not price that expectation in.
