İstasyon Mahallesi takes its name from a facility, and that facility is the most important point in Küçükçekmece's transport history: Halkalı station.
Three things converge here today — the Marmaray's European terminus, the M11 airport line that opened in June 2026, and the Halkalı-scale zoning plan.
The numbers
| İstasyon | District average | |
|---|---|---|
| Sale per m² | ~₺60,000 | ₺59,109 |
| Rent per m² | ~₺413 | ₺449 |
| Year-on-year | 36.4% | — |
| Gross yield | ~8.3% | ~9.1% |
| Population | 37,997 | — |
| Area | 3.08 km² | — |
| Density | ~12,300 /km² | — |
Two conclusions follow.
The price is low relative to the transport. The Marmaray terminus and the airport line are in this neighbourhood, yet the price per square metre sits only just above the district average. Few places in İstanbul offer that transport package at that price.
Density is low. At 3.08 km² this is the district's third largest neighbourhood by area; 37,997 people spread across it at roughly 12,300 people/km², well below the district's denser areas. That is a completely different fabric from Sefaköy's 40,000–50,000.
The Halkalı junction: three lines, one neighbourhood
Marmaray B1. Halkalı is the line's European terminus, connecting to Yenikapı, Sirkeci and the Asian side without a change. The district's other stations are Mustafa Kemal and Küçükçekmece.
M11 — the airport. The Halkalı extension of the M11 Gayrettepe–İstanbul Airport line entered service on 19–20 June 2026. Two of its stations sit inside the district: Halkalı and Halkalı Stadı. Gayrettepe to Halkalı takes 57 minutes.
M9 Ataköy–Olimpiyat. No station in the neighbourhood itself; the nearest M9 stations are in Atatürk Mahallesi. The M9 interchanges with the M11 at Olimpiyat.
The practical meaning: from İstasyon Mahallesi, İstanbul Airport, the historic centre and the Asian side are all reachable by rail. The airport link is very new and prices have not fully absorbed it.
Zoning: two separate developments
The Halkalı zoning plan covers the Halkalı Merkez and İstasyon neighbourhoods.
The military land. Roughly 2.5 million m² in Halkalı has been opened to residential and commercial use, with plans providing for 891,000 m² of housing and business space, total construction area above 1.39 million m², and around 28,736 new residents.
The price effect of development at that scale is not one-directional, and it is worth saying so plainly. New infrastructure and amenities make the area more attractive; the housing supply arriving alongside can push the other way. Local mukhtars have objected publicly to the density.
In İstasyon Mahallesi that equation has a particular edge: the neighbourhood is currently low-density. New development could change its most distinctive characteristic — its sparseness. If you are moving here today because it is quiet, factor that in.
Who is this neighbourhood right for?
Airport workers and the landlords who let to them. The most direct address in the district.
Foreign buyers. The direct rail link to the airport makes this one of the easiest parts of Küçükçekmece to explain to someone arriving from abroad. You should also know that Küçükçekmece has been reported among the districts closed to new foreign residence permit applications — see our foreign buyer's guide.
Families wanting lower density. A far more comfortable fabric than Sefaköy's 40,000–50,000 per km², at close to the district average price.
Yield-focused investors. The gross ratio (8.3%) sits below the district average; the case here should be medium-term growth from transport, not yield.
